Re-roofing occupied buildings with less disruption

A practical re-cover strategy can help contractors reduce installation time, material handling and occupant impacts while work continues overhead.

Re-roofing an occupied building requires contractors to think beyond the roof itself. Offices, schools, healthcare facilities, residential spaces and other active properties may need to remain fully operational while crews work overhead and scheduling important parts of the project plan. Clear coordination among contractors, facility managers and occupants can help address those challenges. Where the existing roof is sound and project requirements allow, a Versico re-cover system can also reduce tear-off, material movement and installation steps.

VersiFleece® membranes, available in EPDM, thermoplastic polyolefin (TPO) and polyvinyl chloride (PVC), can be installed with Flexible DASH™ Adhesive over several existing roof types when conditions are suitable. Compatible substrates include aged TPO and EPDM single-ply membranes, built-up roofing and modified bitumen.

Depending on the application, an additional cover board may not be required. Eliminating that layer can reduce the amount of material delivered, staged and installed while also lowering labor demands. Flexible DASH Adhesive can also significantly reduce application and installation time compared with traditional bonding adhesive used on non-fleece systems.

That efficiency can be especially valuable on occupied properties, where each additional day of construction may mean more noise, traffic changes and coordination. Odor can also be a concern when roofing work takes place near entrances, air intakes or sensitive interior spaces. Flexible DASH Adhesive offers a low-odor, VOC-free application suited to active facilities and sensitive environments.

Installation efficiency does not eliminate the need for long-term durability. VersiFleece membranes are designed for re-roofing and new construction, with fleece backing that contributes to puncture resistance, flexibility and toughness. VersiFleece and Flexible DASH re-cover systems are also eligible for 20-year warranties and provide protection against wind, hail, punctures and environmental exposure.

For qualifying projects, the combination can help contractors simplify installation while allowing building teams to keep daily operations moving.
