Re-cover or re-roof? Making the right call
October 24, 2026 at 9:00 a.m.By Jesse Sanchez.
Contractors and manufacturers discuss how roof condition, building needs, labor and system selection can shape the decision between a re-cover and complete tear-off.
As aging commercial roofs reach the end of their warranties or service life, contractors and building owners are increasingly weighing whether a complete tear-off is necessary or if a re-cover can provide the right long-term solution. In this episode of Read Listen Watch® (RLW), Heidi J. Ellsworth spoke with Jesse Sutton of Versico Roofing Systems and Brandon Roux and Clint Dolan of Roofing Brothers of Florida about evaluating existing roofs, selecting systems and helping building owners understand their options.
Jesse explained that many existing roof assemblies still contain materials worth preserving when conditions allow. He noted, “If you have dry insulation and just an aging membrane, there’s so much good material still left in that system.” Keeping usable materials in place can also reduce what must be removed from the roof and sent to a landfill.
However, not every roof is a candidate for recovery. Contractors need to investigate leak history, moisture conditions and the number of existing roof layers before recommending a system. Clint shared, “The re-cover is there to utilize as much value out of the current system as possible, but not everybody qualifies.” Thermal scans and a careful assessment can help determine whether isolated problem areas can be repaired or whether conditions call for a more extensive replacement.
Building use, budget and disruption are also important parts of the decision. Contractors should understand what happens inside the facility and what owners expect from the finished system. Brandon outlined several priorities he commonly encounters, explaining, “The biggest things for building owners is: am I going to be watertight? do I have a warranty? And what’s it going to cost?”
The panel also discussed fleece-backed systems and Versico’s RapidLock system, which uses a hook-and-loop attachment method rather than traditional membrane adhesive. Depending on the project, these approaches can reduce disruption, simplify installation and help crews work efficiently without waiting for adhesive flash-off times.
For contractors exploring commercial re-cover work, the discussion underscored the value of strong inspections, thoughtful system selection and ongoing communication with building owners. Understanding the roof’s condition and a customer’s priorities can help contractors determine when recovery offers a practical alternative and when a complete reroof is the better choice.
