Rethinking skylights in commercial roof retrofits

The appeal of natural light, durability and modern design are reshaping how contractors approach skylight upgrades. 

Retrofitting commercial roofs with skylights is gaining traction as building owners look to reduce energy costs while improving interior environments. Long associated with leak risks and maintenance concerns, skylights are now being reconsidered through the lens of modern engineering, where advancements in materials and design have fundamentally changed their performance and reliability. That evolution is becoming more visible across the industry. In this episode of the Roofing Road Trips® podcast, Karen Edwards spoke with Candice Clark of VELUX®, who outlined how today’s skylight systems address many of the issues that once defined them. “We have better technology; we have more sound curbs being built,” Candice said, pointing to improvements in glazing, structural design and overall system durability. Those changes, she suggested, have helped shift skylights from a perceived liability to a viable long-term solution within commercial roofing assemblies. 

The conversation extends beyond performance alone. As energy efficiency continues to shape building strategy, skylights are increasingly valued for their ability to reduce dependence on artificial lighting. By introducing consistent daylight into interior spaces, they not only lower electrical demand but also contribute to healthier, more productive environments. Candice emphasized that daylight plays a measurable role in occupant well-being, noting, “We're designing better buildings, healthier buildings and wanting to make a greater impact, not only for the energy efficiency of that building, but the occupants within it.” 

For contractors, that value often becomes most apparent during reroofing projects. These moments create a natural decision point, whether to maintain existing skylights or upgrade to newer systems. While full replacement remains the preferred approach, practical considerations such as budget can lead to partial upgrades. In those cases, maintaining consistency across existing and new units becomes critical, particularly in terms of size, frame and glazing characteristics. 

At the same time, product innovation continues to address historical weaknesses. Modern polycarbonate skylights offer significantly improved strength and resistance to aging, while refined optical design enhances light diffusion and interior illumination. Clark explained, “We've really improved the aging.” Paired with advances in condensation management and frame construction, these systems are engineered to perform more reliably over time. 

As expectations for commercial buildings continue to rise, skylights are being reframed as part of a broader performance strategy. With clearer standards and stronger technology supporting their use, contractors are better positioned to integrate daylighting solutions that deliver efficiency, durability and long-term value.
