Why precise roof measurements protect profits

Why precise roof measurements protect profits

RoofScope explains how certified computer-aided design reports can help contractors improve estimates, material orders and project planning.

A roof measurement may look like a single number, but every part of a roofing project depends on it. Estimates, material orders, labor plans, crew schedules, waste factors and margins all inherit the accuracy or inaccuracy of the original report. RoofScope® notes that instant measurement tools can appear efficient, particularly when they generate a roof size and price from aerial or satellite imagery. However, those measurements can be affected by outdated imagery, tree cover, shadows, steep slopes and complex roof designs. When imagery is unavailable, someone may still need to visit the property and photograph each elevation.

An inaccurate measurement can create problems in either direction. A report that measures high may inflate the proposed price and make a contractor less competitive. A report that measures low can lead to shortages, change orders or reduced margins after work begins. Waste factors can compound the problem. On a simple 30-square gable roof, increasing the waste factor from 6% to 12% adds 1.8 squares. At roughly $200 per square in material costs, the additional product approaches $400 before handling, storage, return or disposal costs are considered.

RoofScope uses certified computer-aided design (CAD) technicians to draw each report according to architectural best practices. The company says hundreds of technicians have drawn roofs on its proprietary ScopeCAD platform for more than 14 years. Each report includes a written 99% accuracy guarantee. RoofScope also provides access to a 24/7 CAD support team when field conditions differ from the original order. Technicians can update drawings when additions, scope changes or other discrepancies are discovered, helping contractors keep projects moving without restarting the measurement process.

Before selecting a measurement provider, contractors should ask whether accuracy is guaranteed in writing, whether the service covers properties without recent imagery, who creates the drawing and whether knowledgeable support is available when field conditions change.
